Zoning Compliance Fee:……………………………… $10.00

 This permit is required on all projects except with replacement roofs, siding and windows, and with interior remodeling. The fee is charged only on projects costing greater than $1,000.

Building Permit Fees:  (No permit needed for siding, replacement windows, unless enlarging or reducing a window opening by reframing it, re-roofs where the roof will be stripped off, still requires a permit, overlaying a new roof onto an existing roof will not)

The fee is charged only on projects costing greater than $500. Commercial and Industrial incremental fees are charged only on projects valued at $3,000 or above.

Additional inspections will be charged at a rate of $40. 00 per hour. Applicants will be billed $40.00 for every inspection the inspector shows up for, however, is unable to inspect. Plan reviews will be billed extra based on actual costs.

BUILDING PERMIT PROCEDURES

Applicant completes the required Zoning Compliance Permit (ZCP) application and pays the appropriate fees. This permit is used to determine whether the structure is in compliance with current zoning regulations. The ZCP application is completed as follows:
  • The applicant is required to fill out pages 1-3 of the ZCP if they are constructing major structures such as, a house, house addition, garage, sheds or decks.
  • The applicant is required to fill out only page 1 of the ZCP if they are constructing smaller projects such as, roof Repairs, siding and remodeling.
  • For commercial, institutional or industrial, a site plan may need to be reviewed by the Planning Commission before a building permit may be issued. In addition, the building inspector will review the site plan for code requirements.
  • The Zoning Administrator reviews the ZCP and approves or denies the request based upon the compliance of the structure with the zoning regulations.
  • If the ZCP is denied, the applicant can seek other courses of action pursuant to the zoning code, a variance from the Zoning Board of Appeals, modify the project or seek a refund for the building permit.
  • The Building Inspector reviews the building permit application and/or plans. The Building Inspector may require additional information, modifications or deny the project.
  • If the application for plan examination and building permit is approved by the Building Inspector, the applicant must pay the building permit fee. Once paid the permit will be issued.
  • On the building permit card, the Building Inspector will circle the required inspections such as, backfill, rough framing, insulation, slab preparation, footing/foundations, etc...
  • The Building Inspector will issue a certificate of occupancy when all of the final inspections for building, electrical, mechanical, plumbing and site work have been inspected and accepted by specific inspection authorities.
